Here’s a beauty of a new listing on Dean Street in Crown Heights. Corco broker (and budding photog) Amani Willet is selling the house for his own account, having picked it up a little less than two years ago for what in hindsight appears to be the low, low price of $799,000. The 4-family, 5-story spread clocks in at an impressive 6,000 square feet. We’re still trying to get our minds around this kind of asking price in Crown Heights, but the architecture is there and we suppose one could make the argument that at the asking price of $1.3 million, the property is priced at only a little over $200 a foot. And the rentals are all market-rate. But still, $1.3 million? We’ll see.

  1. Anon 6:07, that’s a difficult question only because of the nature of the block. All of the houses on the same side of the block as this one are really wide, and basically huge. The styles are sort of a combo of Dutch and Shingle style, many of them have capped rooflines and borders covered in different shaped wooden shingles. But at least a third of them have been boarded up until recently, and some of the rest are in really ratty shape on the outside, anyway, and are all rooming houses, from what I can see. There is a really interesting group of brick houses in the middle of the block, very English looking with low stoops, and these are in great shape. I know one of the owners of one, and her family has owned the house for at least 50 years. There is a large 5 story shell near the corner of Bedford, and then you have the once magnificent Union League Club, now a senior citizen’s club. On the other side of the street, you have a combination of a mixture of great houses on the Bedford end, with some interesting apartment buildings in the middle followed by ok houses down to the bodega on the corner of Nostrand. It’s a pretty mixed bag, but a treasure trove of architectural styles. Because most of them are so large, even through maybe not in great shape, I wouldn’t be surprised if people try to get at least 850K or more for anything on the block.

  2. Does sound high unless you factor in sq footage is twice what many other houses have and then doesn’t seem so expensive.
    How much you doubters think a 20′ x 40′ x4story 3200 sq ft house on this block would sell for in very good condition?

  3. Well, I live only a couple of blocks away, and will definitely check this one out. I pass here all the time, and the facade certainly is deceptive. I never woulda thunk it. It’s very pricey for the area, the closest I can think of offhand was a magnificent one family with ALL of the details about 4 blocks away that went for about 1.15M. That corner of Nostrand ain’t great, mostly because the bus stop is right there, and for some reason, it is a hangout spot. I have a hard time seeing how they can justify the house for that price as a 4 family. I’m really interested in seeing what they did, and how much other detail is intact. A previous poster is correct – most of the damage was probably done years ago.

  4. Looks like a tough house to split up into units – but the damage has already been done by previous owner(s).
    Definitely worth it – without knowing condition – considering what 2-family brownstones in the vicinity are going for now. Good access to subway too.
