Given the geographic emphasis this week, this listing at 1214 Beverly Road seemed appropriate to look at. From what we can make of the photos, it’s a bit of a mixed bag. The side-by-side two-family has a killer original living room but whoever did the reno really blew it with those Home Depot cabinets. Ugghh. It’s a big house–almost 5,000 square feet–on a large corner lot, but it seems like a lot of dough. That said, the rental unit sounds like it’s the same size as the owner unit so there could be considerable income. What would a 7-room, 3-floor half-house rent for in this area? For our money, though, we’d probably lean towards one of last week’s Open House Picks just two blocks away at 1402 Beverley Road.

  1. The house at 1214 was originally built as a 2 family for twins, who married a pair of twins. Kind of creepy…But not too unlike the cramped interior of this overpriced money pit. I hear the owners are coo-coo and have burned through 5 or 6 agents. I’d stay away…

  3. It’s a corner lot, which always has almost means no yard in Victorian Flatbush, plus they have a large, 2 car garage which is accessed from Rugby Road. The yard is small and needs sprucing up…. But I have to say it’s a hell of a lot more yard than you find with most corner properties out here. Check out the Brooklyn Properties listing at 1.9 million on Ditmas Avenue. Nice house. No backyard whatsoever.

  4. In contrast, the other home on Beverley Road (the blue one with the turret) has been lovingly appreciated for its wealth of architectural detail, although it does need updating. Still, a great house in a great nabe for a fair price.

  5. The exterior of this house is so butt-ugly it’s not to be believed. Some huge shrubbery covers part of the heinous facade, but enough is visible to get the idea. This is unfortunately a perfect example of some space-hungry philistine buying in Victorian Flatbush and, having, no respect for period architecure, butchering the place beyond recognition Had Beverley Square West been landmarked years ago, before this travesty was committed, perhaps this once stunning home could have been saved. It’s sad to say that this sort of thing is still happening in the nabe and must be stopped.
