Today’s co-op at 75 Prospect Park Southwest is a big ole apartment, weighing in at over 1,500 square feet. And a family-sized place (this could easily have four bedrooms—check out the floorplan on the jump) in a prewar building like this is hard to come by in Windsor Terrace. Or Park Slope, for that matter. This is an attractive building but hardly a Bing and Bing so it’s hard to know what to make of the $1,200,000 asking price, especially when nothing has sold anywhere near that price in the building. (We suspect that most of the apartments are a good deal smaller. This was probably combined at some point.) It’s hard not to like the park location either. So is $800 a foot a realistic price for this? The listing says that the owner “will consider all bona-fide offers” so maybe there’s some wiggle room.

  1. boring neighborhood. too over priced. yuck. got a gorgeous brand new condo this size brand with low cc’s for almost 250K less in the heart of billyburg where you have actual shops and restaurants and a short commute.

    a real stretch on the pricing….

  2. Nowhere near AY. Our normal site troll usually posts similar comments. But I think perhaps this is a joke in the above post. Because unlike the normal trollish behavior, which is purely about AY, this comment was accurate that this particular apt. is overpriced. Although when I saw this coop I was told it was just under 2,000 sq. feet and that seemed accurate to me. So perhaps b’stoner’s calculations on a price per sq. feet are off a bit overall? If I felt like doing a big reno I would have seriously considered buying it. But I’m just not sure how much of a hassle that sort of thing is to do in a coop versus a townhouse without neighbors that make rules.

  3. I think Windsor Terrace has a troll too now. This is funny. Windsor Terrace is usually taking hits because it is so very quiet. There are never any noises here besides crickets. Sometimes I’ve notice that one (not so loud) dog will bark on my block and then another (not so loud) dog will bark and then a third dog will bark too. And then they stop and it’s more crickets again. Loud rap music would be shocking here. But in a good way I think.
