Co-op of the Day: 45 Grace Court, #1A

This one-bedroom at 45 Grace Court has a very nice feel to it. At 515 square feet, it’s not particularly big and the fact that it’s on the first floor doesn’t help its prospects, but it’s well laid out and so attractively finished and styled that we think it’ll find success within close range of its $348,000 asking price. Agree? UPDATE: Whoops, as numerous commenters point out below, this place went into contract last month.
45 Grace Court, #1A [Halstead] GMAP P*Shark
I sublet a studio on the third floor of this building when I first moved to Brooklyn in 1994. The guy that lived above me, who has since passed away, was a RC holdover. He drove me nuts. Came home consistently at 3:00AM with buddies in tow and proceeded to watch TV (Law & Order reruns I think) on full blast volume while he partied with his knucklehead friends. A 2-year nightmare.
this building is the one eyesore on this block.

Boy you’re just tearing the cover off the ball, lately ‘stoner. It’s like a home run derby around here.
CONTRACT SIGNED.
Says so right on Halstead’s website.
The bathroom looks like a bad acid trip from the 60’s
If it can be rented at $2K+ a month than it’s has a nice rent/buy ratio and seems like good deal.
Bold choice of tile/design in bathroom, like it.
It’s cute but too bad that there’s really no decent place to put the bed in that bedroom and there’s no bedroom closet. No idea about price.
I was going to agree that the price is fair, then I wanted to check the maintenance to make sure, and Streeteasy has the unit in contract since 5/5. (The maintenance is $690, which makes the price a reasonable deal.)
