Co-op of the Day: 40 Clarkson Avenue, #5B
This new FSBO listing at 40 Clarkson Avenue in Prospect Lefferts Gardens has a nice prewar vibe to it (though we wish it had crown moldings) and, at 950 square feet, is quite generously sized for a one-bedroom apartment; at $650 a month, the maintenance ain’t bad either. The building itself is nothing special to look at from the outside, though, and Clarkson isn’t one of the neighborhood’s most desirable blocks so it’ll be interesting to see how the asking price of $279,000 flies.

Oh you haters. I like the paint.
The yellow may not be great, but I love the green room/wallpaper. In general I think the fact that it’s painted/furnished RELATIVELY well makes this particular space look more distinguished (in a good way) than it might otherwise.
‘ve always wondered — how much does it really cost to install crown moldings, anyway?
I don’t see what all the hype is about crown moulding????
What does it cost to tone down the paint before putting a place on the market? I know it’s an easy fix, but do it first.
yeah seriously, the yellow is putrid.

Well, considering a nice looking 2BR in the same building (4K) sold last year for $291,000, this might be a bit on the high side.
The one I linked to sold for $286.5K.
IMHO, overpriced. How is that for a comp: http://www.brooklynhearth.com/listing.php?id=830
