This FSBO in the Brownstoner Marketplace certainly wins points for economy of words (“Large 2-bedroom apartment on beautiful South Oxford Street. Just steps from Fort Greene Park” is the extent of the written listing) and it’s not too bad looking either (though some better photos wouldn’t hurt). Most of the original detail is intact and the bathroom has been renovated (with his and hers sinks no less). We’re assuming from the fact that it’s 1,000 square feet that the two-bedroom apartment is a floor-through. Asking price is $739,000. Reactions?

  1. This apartment looks barely bigger than a 1.5 bedroom – you see the size of that second bedroom? 1 bathroom? I hardly think it would go for 3500-4000. That’s what a new, large 2 bedroom is going for in that new building on Smith & 2nd – and that includes amenities.

    Oh wait, it has granite counter tops! So maybe you’re right.

  2. You think this would rent for $3500-$4000? I dont…I say best is $2800. This doesnt belong at 700k either…625-649k. Should be listed at 649k, Awesome block, amazing building, gunna take a shot and say the kitchen needs a reno (no pic…if your kitchen is remoteley nice you take a pic of it, its one of the biggest selling points in any sale)…Fort Greene is the hottest neighborhood in Brooklyn right now but people arent stupid. the maintenance is $800…with rates around 4.5% that maintenance is like having another 200k tacked on to your purchase price. Is Ft Greene selling for 800ppsf???…more like 600ppsf

    NYC is one of the few places where it is often less financially advantageous to own than rent….

  4. I often think brokers are superfluous. Then I see a FSBO like this and realize, ‘not always’.

    Not very good photos, and 14 words is not a lot of sizzle. Its not like this thing will sell itself.

    Have to believe the seller is just dipping their toe in the water and isn’t seriously ready to move.

    I see a partial view of a crib, and they’re probably going to outgrow this place soon, but clearly they’re not there yet.
