Despite having lots of prewar charm and a very generous layout, this four-bedroom co-op at 24 Monroe Place in Brooklyn Heights has had a hell of a time finding a buyer. The apartment started out in 2007 (!) with Douglas Elliman asking $2,400,000, only to be reduced within a few short weeks to $1,950,000 before being yanked off the market. It reappeared in 2008 with Corcoran, starting at $1,850,000 before dropping to $1,700,000. The listing was once again yanked in early 2010, but after another breather reemerged–this time with Brown Harris Stevens–last October asking $1,450,000, which is where it remains today. We’re actually surprised it hasn’t found a buyer at that level, given the lack of nice family-sized apartments in the Heights. We can only assume that the low floor and lack of views is what’s making this such a tough sell.

I’ve seen the place, and I’ll tell you what’s wrong: Aside from the really high maintenance (which makes you wonder about coop mismanagement), the apartment is really dark. Dining room window has a view of a brick wall. And: no in-unit laundry, because coop does now allow it. Who wants to pay $1.5 mil (or anything over $1 mil) to live like a college student? No thank you.
OK, looking at nuts and bolts: 1 Grace Court #2B (big 3Br in top coop, low floor, with incredible harbor views, but very unfortunate condition) just sold for $1.3M, last ask $1.795.

In this one, there are more details to maintain, but no views, and it’s smaller (1,800 vs. 2,200sf) and 1 Grace Court has a slightly lower maintenance ($2,483 vs. $2,879); I think they would be lucky to get $1.3M.

I walk on Monroe Place a fair amount. Don’t like the block. Never did. Could be the derelict house on the Clark Street corner or the Supreme Court on the Pierrepont corner.

If I listed my top ten or fifteen blocks in BH, Monroe Place wouldn’t be on it. Any fruit street, every block in Willow town, Willow Streelt, Middagh, Columbia Heights, much of Remsen, Grace Court Alley, all the Place steets off Joraleum, several blocks of Joraleum or even Livingston…good lord, it might not even be top twenty.
But it is way better than Poplar, so there is that.

is there really a block in BH, much less this block, that someone would REALLY NOT like? can see folks’ preference for 1 block over another. NOT like this block, that’s completely bogus.

1. Monroe Place is as close to (the currently useable sections) of BBP as most every other part of BH – give or take a block or 2
2. The apartment in question is 1/2 a block from the c/o of Clark And Monroe – which is then approximatley a 1/4 of a block to Cadman Plaza West. 3/4 of a block around a corner is not exactly “next to” Cadman Plaza West (not that there is anything wrong with that)

Since you ridiculously decided to speculate I was the broker I will take my shot at you…and I bet I will be closer.
I know your recent purchase and move to Brooklyn was scary, and I am sure all your friends think that going to Montero’s is edgy and that Henry Public is the greatest kept secret in America but the “best block” designation is SUBJECTIVE, and if I state that it is Monroe Place, it is very unlikely to dampen your resale values when your wife realizes that PS 8 is too crowded and your offspring are too dumb to get into Packer. Enjoy BH for the 4 years you’ll be there, try not to breath in too much exhaust from the BQE (right over your left shoulder) and in 2016 when you and your family are eating Chicken Parmigiana in the ‘dining room’ in the back of some Pizza place in Bergen County; dont forget to reminisce back to those awful meals at Noodle Pudding.
