This one-bedroom at 3 Fourth Place in Carroll Gardens was on the market for a few months at the end of last year for $450,000 but apparently didn’t sell as it just reappeared with a new asking price of $349,000. This seller must indeed be motivated! This place, while not huge, is definitely cute and in a desirable location, so we suspect that the new price tag will generate some interest, especially since the monthly maintenance is a low $495.

Well, it is pretty close to some of the destination restaurants in CG like Buttermilk and Frankies. And a short walk to the Red Hook Ball Food Trucks in the summer. Not that everything is about the eats…
No offense NYGuy7, but if you are comparing this block to the noise at the promenade, you haven’t spent time down there. Can’t vouch for Fourth Ave aka Brooklyn’s Park Avenue as I’ve only been there in a car. But I have walked this block many times, and its loud.
Gritty grimy locale. Not near…anything. OK, its a short job to the gas station. Lousy block.
I passed on buying an apt. in this building in 1997 — I think it was #3. It was $59,000. The noise from the BQE is definitely present in the front (living room) but the back bedroom is protected from noise by buildings on Henry.
It’s two units per floor, so this would be on the 3rd floor. Narrow, but a real one bedroom and probably the nicest place you’ll find in CG for $349.
It’s not my biggest real estate regret from 1997 — maybe the 3rd biggest. (First would be not buying the parlor floor at 264 President at $120K, with half the backyard as part of it.)
This location no louder than 4th Avenue if traffic noise is a concern.
Near both the BQE and Hamilton, making the location less than charming. But now that there is a price cut, will probably sell.
I think it’s the fact that the BQE is elevated here that makes it much noisier than in Brooklyn Heights – I lived on Columbia Heights for several years and it wasn’t nearly that bad.
If hearing the BQE automatically made things cheap Brooklyn Heights promenade would be a steal as would half of Williamsburg.
The place is nice and even though it’s not large, perfect for a single person. It’s turn key ready. That block is nice as well and relatively quiet.
Hard to do a fifth floor apartment in a four-story building, DIBS:) Totally typical tenement building (and I say that with love) – there are many in the area (my grandmother lived in one on Wyckoff Street when she was a girl) – most have eight apartments, one on each side. Too bad about the closeness to the BQE; but even so, $349K sounds good, although the no dogs thing stinks. Are all units owner-occupied? If not, a mortgage might be annoying (though doable).
