This co-op at 173 Hicks Street looks like a nice option for someone looking for a slice of brownstone living. The one-bedroom pad, which is priced at $489,000, ain’t huge: It’s only half a floor and the bedroom is only one window wide; it is also devoid of any moldings, a function, perhaps, of its top-floor location. But, speaking of location, this is smack dab in the middle of Brooklyn Heights, hence the not-giving-it-away price. Think it’ll fly?

  1. It’s Brooklyn Heights, so by that alone you’ll pay a lot more than other neighborhoods in Brooklyn. Park Slope and Williamsburg may be more popular but it’s still not commanding the prices that BH does.

    Although if that wasn’t as important to you, you could have gotten pretty much this size apartment at Be@Schermerhorn for around $300,000.

    I don’t like half-floors – too small for me, maybe as a pied a terre – but this is a reasonable attempt for a half floor. Living room looks sufficiently wide, if bedroom small. Room for dining table is nice. Kitchen is not one of those miniscule square ones, you could cook here, though I’s miss a window, and those cupboards I don’t like – look like really old ones, painted white. I’d want to know if that roof deck was over my apartment. And, of course, elevator helps.

    As to the price, no point in commenting – it’ll sell, or not, at this one.

  3. Another place like this came up a while ago and I think the consensus was that it was a place someone downsizing after an empty nest would buy. Less space and upkeep, although this being a walkup would preclude that plan. Well, it might.
