Here’s a very cute FSBO straight outta the Brownstoner Marketplace…The two-bedroom co-op at 294 Washington Avenue in Clinton Hill has lots of original detail, nice light and a real second bedroom, which is unusual in a brownstone apartment. The bathroom could use a new vanity but that’s our only quibble. The asking price is $628,500, which is slightly less than another similarly-sized FSBO a couple of blocks away on Clinton Avenue. Which do you think is a better deal?

    Re the flickr, after all the photos are two layouts..people seemed to locate them judging by the number of views.

    The price was very carefully chosen based on size, location, low mt., working FP, and other nice features and balanced with the obvious need for the new owners to update bath and kitchen. (I probably researched every comp within 5 miles!)

    You had to have seen the apt in person to appreciate it–it would have been listed by the realtor, well at least 4-6% higher..so I’m glad the savings will be passed on to people who will love the place as much as I did!

  2. Maly, I’ve been in this bldg. it’s deep. the bedrm are legit size and they’re in the back. recall the master is as big or bigger than the living rm. this is not over priced by much and I wouldnt be surprised someone pays ASK. think there’s a fireplace in the bedrms and living rm.

  3. Very cute apartment, too bad there is no floor plan (unless I missed it?) The bath needs some love, and the kitchen looks suitably bohemian, but nice bones overall. It’s hard to comment on the price without more info on the coop (how many units?) and the actual square footage (not just stated, but shown on a floor plan.)
