After featuring a two-bedroom apartment last month, here’s a one-bedroom at 175 Prospect Park Southwest that recently appeared in the Brownstoner Marketplace. This fourth-floor pad is nice because it looks out at the treetops of Prospect Park across the street; it’s also got a decent layout and plenty of prewar charm. (The bathroom and kitchen are also attractive.) The asking price is $360,000. Too much for this side of the park or worth it?

  1. I live in this building and know both apartments. This apartment does not have the same footprint as 1B. 1B is on the ground floor and the apartments above it include the vestibule square footage as well.
    From what I have seen, ground floor apartments are usually less expensive than ones with views.

  2. That section isn’t out of civilization. The subway entrance is only a block away on Reeve pl and there’s a real grocery store (meaning not just a bodega) a couple blocks away on Prospect Ave. It’s actually a really nice area down there. I looked at a place a block away a couple years ago.

    Yeah, I’m not getting much more than 600 feet meaning they are asking about $600/foot. Is the park view worth that much? Looks like a nice place, though.

  4. Apt 1B shares the same floorplan and listed the unit as 600sf. I’d say that is more accurate than the 700sf claimed for 4B.

    This is a nice looking apartment, but the price feels a little high. Going back to 1B, that apartment was listed listed for $349k back in 2009, then the price was incrementally chopped down to $300k, and the place eventually ended up going rental. Perhaps that was to avoid a loss, since the asking price was now below the 2005 sales price of $316k.

    Ending on a positive note, I bet the view of the park is sweet.
