The listing doesn’t say that this two-bedroom co-op at 510 Ocean Parkway is being sold by the sponsor, but that kitchen sure looks like a sponsor renovation to us! Otherwise, the 750-square-foot apartment looks pretty attractive to us for the price of $299,000. Of course, the Kensington location, five blocks from the nearest subway, won’t be for everyone, but Ocean Parkway has quite a grand feel to it, so there’s definitely some curb appeal. What do you make of it?

  1. I had a chance to check out this listing, but totally passed on it. They’re crazy if they want 299k for it!!!! 2nd floor, ocean pkwy noise? 750 sq feet? WAYYYYYYYY overpriced!!!!! Should be more like 250k at most!!!

    07/11/2010 – Listed by Corcoran at $289,000.
    10/08/2010 – Price decreased by 3% to $279,000.
    12/06/2010 – Listing is no longer available.

    A quick sleuthing determined it went rental:

    10/07/2010 – Listed by Corcoran at $1,600.

    So, given that 1J looked in much nicer shape, I don’t see $299k happening for 2J.

  3. DS, I think so. The old listing for 1J says 728sf, so that’s a fairly standard 1BR in a pre-war building. I remember when this kind of place sold for 99-110K, and it wasn’t that long ago.
