This new listing at 269 Clinton Avenue in Clinton Hill gets big points for old-school cred: The original details and scale of the rooms are most agreeable, as is the location on mansion row. The co-op is being marketed as a two-bedroom but if we were a bachelor with the dough, we’d consider opening the two front rooms up a little and living it up. At $799,000 though, this place ain’t cheap on a per-square-foot basis for the neighborhood. But it sure is nice.

lesloaf, prop taxes in ch are getting like park slope, especially as many bldgs on this stretch come off abatement and get re-assessed.
Over $1000/month maintenance for a building with no elevator and no doorman or other services. Pretty steep.
You can buy a very fancy, large 1br on Riverside in a pre-war coop, with river views and a dining room, for under 700K. It seems crazy to me that this apartment would sell for more.
Upper East Side and East Midtown is cheaper on a psf basis. Not that I would rather live in one of those places but something seems out of whack.
nice pad. great bldg. great locaton. if better layout of the sq ft, it might warrant the ASK better. as-is, too pricey. given some brownstone flr-thru 2 bdrms selling in the mid to high 600’s a block over, this has a chance to sell in the low 700’s.
Switch naster bedroom and living room and it makes more sense to me. Maybe they’ve got teenagers in there who need privacy from parents(or vice versa). 1200 sq feet(not fake condo 1200 sq feet) is still huge, probably high 600s/low700s.
The mansion is gorgeous, but the apartment layout is really weird and doesn’t really work as a 2BR. It would make a really wonderful upstairs for a duplex, but by itself it’s a nice 1BR. Who would like 2 big bedrooms and a tiny living/dining room overlooking a wall?
The price is wild, at least 20%, maybe 30% over comps.
For once you can’t complain that one bedroom is too small.
i can only imagine how nice the parlor floor must be ….
