Calling this neighborhood Ditmas Park may be a slight stretch (isn’t Ocean Avenue the eastern border?), but look how much space you can get if you are a little flexible: This prewar co-op at 2022 Beverley Road, currently listed in the Brownstoner Marketplace, has three-bedrooms and 1,500 square feet of space; what’s more the maintenance is just $930. The apartment is being sold by the sponsor (something we suspected when we saw the floor finish and the closet doors) so no board approval is needed. Though some of the finish choices like the shiny floors and new closet doors scream ‘sponsor reno,’ the apartment’s original details are quite impressive and well-preserved. The asking price is $349,000. Thoughts?

Actually, Architerrorist, I drove by this place last night and there ARE Victorian wood frame houses near by. Not immediately next door, but within a half block or so.
Beverley/Beverly is spelled both ways, on different street signs in the same neighborhood. Odd, but true.
In order to get Google Maps to come up with the correcty address you need to be sure to spell Beverley correctly. There appears to be a Beverly Road in Queens with two e’s.
i toured this apartment when it was listed with Corcoran at the same price. the pinkish floors looked horrible in person (especially because other rooms in the apartment (and other apts in the building) featured original restored parquet). the layout just didn’t flow nicely (though, yes, there were windows in the bedrooms). and this might sound weird, but having that many windows on the second floor was awkward in some rooms (like the dining rm) — felt like the people on the street were going to walk right into your apartment. i liked the 2 BR in the same building better.
Bolder is right. That is nowhere near 1500sf.
Based on Streetview, the block needs more trees.
Kensingtonian is right. Vic Flatbush changes street by street, in some instances. Also you will not find any Victorian Houses adjacent to the bldg – all torn down half a century ago.
If that’s 1,500 square feet I’ll buy it right now. Looks more like 1,100.
Too expensive for the nab.

If I recall correctly, this is right around the corner from where most of the shootings happened in the past year. this is part of Ditmas Park/Flatbush where it gets pretty sketchy.
I know I’ll catch hell for this but oh well.
