This two-bedroom listing that just popped up in the Brownstoner Marketplace is tres charmant, but charm doesn’t come cheap when it comes with direct views of Prospect Park. This particular co-op at 125 Prospect Park West has just about everything you’d want out of a prewar two-bedroom (except possibly a second bathroom). And, surprise, surprise, we even like the renovated kitchen (which doesn’t happen a lot!). The ask for the 1,100-square-foot apartment is $925,000 and the monthly maintenance is $1,247. Not giving it away but pretty darn nice pad.

  1. Maintenance on 1000SF elevator building seems right.

    If thats what your rent equals, then this pad is obviously out of your range.

    All in all this place looks smashing, and you cant beat the location. It will go close to ask.

    And when it does the new owner can decide for themselves if the kitchen tile is really all that bad or if they REALLY want to split that WIC back into a foyer coat closet. My guess is they will be OK with both.

  2. I went to see a one bedroom apt. in this building. Beautiful classic pre-war building. Can’t beat the location. I would love to see a floor plan though. Is there one I’m missing. How do you know there is no coat closet? I mean, if you live so close to the park, you need to be able to put your coat on pronto to walk your mutt. I also wish it listed the ceiling height. Makes a big dif. to me. The only way to do those pre-war buildings is w/ a live in super to maintain it and an elevator (or first floor apt). If I was the seller I would put a door on the dining room and call it another bedroom and get another 100k ;). Kidding! I HATE when people do that!

  3. CGar — I’ve been flat out at work lately… but I’ve been throwing in little nuggets here and there. I haven’t even opened the Open Thread in 2 months probably. It’s usually up to 300+ posts before I even open Firefox for the first time of the day.
