This duplex at 178 Hicks Street has a number of things going for it—nice building, good location and large number of bedrooms—but, and maybe it’s the way the photos are shot, it feels a little cramped. It looks to us like the layout would be greatly improved by tearing down the walls of the downstairs bedroom and opening up the living area to the full width of the house. That might make the asking price of $1,335,000 seem a little more appetizing. Then again, for 1,607 square feet in Brooklyn Heights, it’s not a crazy number.

  1. Am I looking at the wrong pictures? I don’t get it. I’m not seeing any egregious amount of clutter. What cell phone on the kitchen counter? What kid’s table? Help.

    The only thing I would have taken away is that little desk (?) and chair in the living room picture. Oh, is that what Rob is calling a kid’s table?

  2. This is just lazy brokering. These are terrible photos. Our Corcoran broker had a great photographer who made our apartment look so much bigger and brighter. She made us declutter and rolled up her sleeves and moved things around herself on the day we took pictures. There is no excuse for a picture with a cell phone, etc. sitting on the kitchen counter.

  3. Cocoran needs to review floor plans before putting them on their website.
