The owner of this co-op at 242 Baltic Street in Cobble Hill has been trying to unload the one-bedroom apartment for quite some time now. The 775-square-foot space was on the market with Brown Harris Stevens in 2007 for $629,000, moved to Douglas Elliman in 2008 for $599,000 and then was reduced to $499,000 in 2009 before getting pulled off the market last summer. Now it’s popped back up on the radar again with Corcoran with a price tag of $535,000. It’s a cute place and the maintenance is reasonable at $515. What do you think it’ll end up selling for?

  1. Oh my – my friend lived in the same layout on a different floor or in the building next door some years ago. That was my first time in Cobble Hill, when Smith Street had nothing but auto parts stores and bodegas. And then that record store/lounge (Halcyon?) opened, and then that French restaurant and so on and so on and so on.
    She bought it in late 90s for about $50K. She will be shocked to see them selling for over $500K today. Anyways, they were looong and narrow. Bathroom right by the kitchen on one end. wow. Cannot believe they are half a million. I do recall that the front door to the building did strike me as beautoful.

  2. Just shows the perils of overpricing. Had this apartment been priced realistically in 2007 (about $100K less than it was asking) it would have sold. Instead it hung out and became poison – “That thing has been there forever,” etc., etc. And don’t always blame the broker – more often, it’s the seller who insists on a crazy price.

  3. whatever you think of the floorplan – #18 did just sell for over $500k – and floorplan of that looks smaller and less flexible than #15.
    In #15- if bothered you so much- could you front room for bedroom and middle room for sitting room.

    354 Baltic has similar type of converted railroad apt for sale also…not as nice of block as this one and a little smaller for $425k but they did put the kitchen in middle there – which I think is better layout

  4. Awesome for entertainment purposes. You want another? Sure, be back in awhile…after I meander through the study, the bedroom and past the bath to get to the kitchen.

    Hard to believe they’ve had such a hard time selling this one, eh?

  5. streeteasy show that 2 others in bldg recently closed for just over $500k. So unless the condition of this one is so much less…I would think would get close to $500.
