Here’s an unusual listing: A duplex loft with a large rooftop deck at 423 Atlantic Avenue. The main space has been attractively renovated but doesn’t appear to have any strong character that jumps out at us. The rooftop addition feels at once like a ship and an aircraft hanger—in a good way. No exact square footage is provided for the space as a whole, so it’s a little difficult to know what to make of the asking price of $1,350,000. Any gut reactions?

I know it isn’t everyone’s cup of tea for various reasons (colorful artwork being the hardest to understand, but I digress…), but the more I read about it, the more I like it. A lot.

The fact that they can have that much stuff in that apartment tells me that it is big. No need to declutter, the space is spectacular. It actually looks like a million dollars, unlike most things that, sadly, sell for about that.
I’d wonder about heating with the ceiling though.

Dear Broker,
OK, I suppose that since this is a loft, that means it’s just one big room, so you figure a floorplan is unnecessary. You are wrong.
A floorplan would tell me a lot, such as: where is the entrance? where is the kitchen in relation to the entrance, and to the living area? where have the current owners carved out a bedroom (or bedrooms)? where are the bathrooms? how is the roof deck accessed from the apartment? where is the laundry room?
These are not just academic questions for a blog reader who may not be in the market for an apartment right now. Potential buyers nowadays decide which properties are even worth looking at largely based on what they first see on the Internet. Here, some de-cluttering would have helped enormously as well. While I am personally a big fan of color, and of art, the pictures here are so cluttered that, coupled with the lack of floorplan, it is impossible to conceptualize how this space is put together.

but does say separate 550sq ft space detached -so that is probably possible 3rd bedroom to which they refer.
The summary lists it as a 3 BR, but the description says “can be 2 or 3 bedrooms.” So, which is it?
Only one bath? Tch tch.
Might just go by there and check it out on Sunday.
