This one-bedroom at 155 Lafayette Avenue in Fort Greene just hit the market with a price tag of $369,000. The co-op apartment has nice light and high ceilings going for it and a reasonable monthly maintenance of $737. What do you make of it?

  1. Sleazy realtors who are trying to sell an overpriced closet always seem to forget to reveal the square footage. They prey on fools. Corcoran is on the worst.

  2. “would rent for $2,000…reasonable value on this apartment around $250,000”

    2000 x 10 x 12 = $240,000. I tend to agree. But wait! Rents are falling…

  3. I love how the realtor tried to spin the massive underlying mortgage as a positive: 61% deductible! Woohoo!
They are clearly looking for someone who will fall for the “low” price for a 2 bedroom apartment. Assuming this place would rent for $2,000, if I need to put $60,000 + down, I wouldn’t want to pay more than $1,500 per month. With a $750 maintenance, that’s a $200,000 mortgage. That would put a reasonable value on this apartment around $250,000. I am certain someone will spend more.

  5. “Ahhhhhhhhhh…” – that photo of the shoes/bags reminds me of that beer commercial.

Another KLRD. Hellified walk-up (otherwise they’d be asking for another buck grand) but it’ll keep you skinny. Nice skylight. “OFFICE NOOK” – ha!…brilliant marketing. Decent 1 BR in a great location.

Hopefully applesauce for the good owners of Forte Greene, right wasder? I say it’s a fair “shoeshine boy” price.

  6. return of the froth – prices are still big but more and more comments of “price look decent”, “maintenance reasonable”,….

if one aint rich enough to be wrong and say “whatever”, rent.

  7. Horrible layout, 1 closet, your kidding right???? The kitchen Living thing is to small, and no I would not walk up to the 5th floor for this. It looks like it might have been 1 big apartment then divided? possibly??

  8. The location is good, good light, decent space – so some 20something year-old will offer close to ask, and have daddy help out on the $75K down payment.
