It’s been a tough run for Apartment 4C at 90 8th Avenue in Park Slope. Back when the two-bedroom pad was Co-op of the Day in June 2008, it was listed with Warren Lewis asking $785,000. Brown Harris Stevens came on board over a year ago and made the seller put away some of the more dowdy furnishings before reshooting the listing photos, but that didn’t do the trick either. Last week, the price was cut to $649,000, a level that we think should be low enough to get the job done, even with the monthly maintenance of $1,223.

Wait. It’s around 950 sq feet. That’s under $600 a foot.
I wouldnt call this a fancy schmantzy coop. Its a nice pre-war doorman building. I personally like them. Regardless, this is essentially a very large one-bedroom, with separate living and dining rooms. If you think you can live in it as a 2-BR, as a couple with child, then go ahead. Using the LR as the whole living space gets cramped quick.
Rob, 8th Avenue in Park Slope is pretty posh. This looks like a very nice building too. So I would call it a luxury co-op though I agree that term is abused.
I know that fancy-shmanzy co-ops are not for everyone but for many it is a very nice, secure, comfortable, way to live in the big city.
I’ll be at a xmas eve party at a building next door to 740 Park Ave. Apartment has 2 floors and amazing views. You could get lost in there. The place is pretty damn luxurious.

Rob, until TW Center and 15CPW and a couple of others, co-op living at the high end is about as luxurious as you can get in this town. google 740 Park Avenue.

The condo from 130 8th Ave just went into contract. Will be interesting to see what it closes for. That apartment was asking $865k, but was much bigger and had a parking space. If that one went for more than $800k, then this one could go close to ask.
