This two-bedroom co-op at 45 Plaza Street West strikes us as quite a sensible apartment. There’s nothing flashy about it, but it’s well laid out, has three exposures, a foyer, windowed kitchen, etc. The maintenance is also only $780 a month. And the asking price also seems reasonable at $650,000. It’ll probably go for a little less because that’s what listings do these days, but it probably won’t miss the market by much.

to me looks like a 1 bedroom layout where they put up a wall and divided the 1 good sized bedroom into 2 small ones.
780 for maintenance is a bit much, what are you getting for it?
and again, where the hell do we put the kitchen table?????
@11217 – you are spot-on. No question that this is a far superior location.
I also like that it’s a top floor apt in an elevator building with a reasonable maint too. Only concern is whether the common roof deck will generate noise into this apartment, but it seems a safe bet that the co-op has rules on its hours of operation.
@saminthehood – it does seem like the layout isn’t ideal – a typical chop-job that turned a 1BR w/din room into a 2BR. Still, it seems pretty much par for the course in this price range.

Both are crappy deals at ask…..both are overpriced by 10-15%. One of the bedrooms in this listing is 10X8.
I have been in this building and I am not sure what the story is – the apartment I was in (and the ones listed with floorplans) all are a bit strangely laid out, with small bedrooms and few closets. And it is dwarfed by grand prewar buildings on both sides. Nevertheless, you have two bedrooms – albeit small with little/no closet space, and the “larger” one right off the living room (which I hate) – and a nice sized living space, with a nice sized kitchen (though a bit outdated), and a good location, so i think this will go pretty quickly to someone who needs two bedrooms and doesnt care about their size or storage (ie uses them only to sleep). Place is about 850 SF.. Considering the first floor in this line sold recently for over $100K less and had a better layout and nicely renovated kitchen and bath, the price for this should come down at least $50,000.
11217, the crime happening is on the border of bed stuy/clinton hill(clinton hill moves easterly by the month). Yesterday’s coop was border of clinton hill/fort greene.
Still, yesterday’s coop was over priced by at least 50K. No opinion on above as link is wrong.

Tiny little bedrooms, and not enough closets for a two bedroom.
11217 – I know what you are saying, but yesterday’s coop of the day could be used as a pretty much legitimate 2BR with the den as the 2nd bedroom, since it had a window. It’s not really a fair 1BR v. 2BR comparison.
