Remember the Cherry Tree Condos? We noticed the sign up in January and the five-unit listing hit the market in March. While the layouts feel a little more generous than the similar conversion across the street at 302 Washington, Number 283 may encounter similar problems finding the narrow subset of buyers interested in a brownstone conversion that lacks most of the historical charm of a brownstone. (To be fair, 283 saved a few details, but not many, and feels better laid out.) At a certain point, why not just buy a new condo in a larger building? As in the case of Number 302, we suspect the toughest sell will be the lower duplex with its rec room and storage space for the building’s mechanicals. The asking price for that one is $1,150,00. (The lower unit at 302 Washington is now asking $999,000 after starting off a year ago at $1,325,000.) Our bet for the first to go? Unit 4, the 840-square-foot floor-through which was just reduced from $649,000 to $599,000. Anyone hit the open house on Saturday?

  1. This building is horrid and vastly overpriced given the locale and the current market. I went to the open house today and met the broker. They look pretty desperate and there was no one else there looking. They’ll probably be rentals for a long while.

  2. I just checked out a townhouse condo conversation at 122 Ft. Greene Place on Saturday. Great original detail and HUGE floor through units. Cool moldings and original working fireplaces. I rent in a townhouse down the block and love this area of Ft. Greene. I also saw the above mentioned condos and liked them but too small for a four member family./

  3. These are cute but just that i.e. way too tiny for the price and will take a significant cut for any interest as others have already mentioned. I mean you can just buy better construction and space @ nearby new condo developments..

  4. Saw these on Saturday. The workmanship leaves a lot to be desired, it’s as if they are not even making an effort to sell the apts. Closets are few and tiny. They run the length of hallway but are only about 8 inches deep, maybe the should just call it CD storage. The bathrooms are tiny, 30sqf maybe. Some of windows in front were doubled paned, others were not, tough having a BR facing Washington.
