Still, it’s a big number for an apartment, especially one that lacks the old-world bragging rights of a building like One Pierrepont. Maybe that’s why this penthouse at Love Lane Mews hasn’t flown off the shelf yet. The three-bedroom condo, which boasts over 2,800 square feet of interior space and another 2,400 of outdoor, hit the market last spring with a price tag of $4,250,000 and was recently trimmed to $4,037,500. For that kind of dough we’d like to see some more photos. Depending on how you value outdoor space, the new ask probably isn’t too far off the mark though. We bet a deal gets done in the $3.7 or $3.8 range.

the layout seems really nice and the terrace is magnificent. Definitely a hi-lux apartment. I assume this smaller building is part of the same co-op as the larger Love Lane Mews across the way?

I’ve seen this unit – way overpriced.
1st its $4M plus it carries $5,000 in common charges a month (which is alot)
2nd the actual apartment is actually about 500sq ft smaller than listed (I know its common practice to include common space – its still B.S.)
3rd the apartments in this building have cheap finishes.
4th the building has crappy amenities (tiny gym limited common spaces, crappy lobby) – most wouldn’t care but remember many lower end condos like Toren have pools, library child play areas etc….
Finally – the building has parking and instead of including it in with a $4m penthouse, they actually want another 150K for that (plus there is some monthly charges also) – which kinda shows the mentality surrounding the whole development.
At 3.5M with the parking they’d have a buyer or 2 – above that, suckers only need apply.

Only a picture of Hunts Lane, which is odd for a property on College Place.
Seems like they need to get their act together.
