There’s plenty to recommend this top-floor unit at 9 College Place in Brooklyn Heights — location, size, outdoor space — but it’ll be interesting to see whether the 1,688-square-foot apartment can achieve its ambitious asking price of $2,675,000. After all, it’s only a two-bedroom we are talking about. Seems pretty pricey for a pad you’re going to have to move out of when the second kid is on the way.

  1. According to the floorplan, this is about 1350 sqft, 900 on lower level and 450 on upper, of which 100 are consumed by the staircase on 2 levels. So, works out to about 2K per sqft. Nice outdoor space, but a bit too expensive. Should be more like 2M max.

  2. I think this is much too expensive. It’s layout is not even suitable for a young family. Children downstairs and parents upstairs. And if I had more than one child, I would expect that everyone should have their own room for 2.6 million.
