What does half a million bucks buy you in Brooklyn these days? Not a lot. This ground-floor duplex at the Cathedral Condominiums in Clinton Hill is an opportunity to get a decent bang for your buck if you don’t mind living at sea level. The 1,052-square-foot pad has two bedrooms and two bathrooms on the lower floor. The upper floor sports a nice big open living space with a characterful old column on display. The kitchen’s not going to knock anyone’s socks off but looks perfectly clean and functional. All this for $525,000.

Yes it can be very loud when the windows are open. The trade off is that you’re a block away from the train, a mile from the Botanic Gardens and Brooklyn Museum in one direction and a mile from the Barclay’s Center and surrounding shopping down Atlantic Ave in the other. And if you’re lucky enough to live on the second floor of this place, the ceilings are 19 feet high. They just don’t make em like this anymore. The lobby needs updating for sure, but the courtyard is quite beautiful and serene. Being so close to such a high traffic area means there really is no fresh air to be had anyway so the windows don’t get opened too much anyway. I guess it’s the price we pay to be so close to everything and in a great old residence with so much history.
Yeah that’s actually quite reasonable. The place does look a bit shabby though so some work would be required. I’ll take it! 😀

Busy corner but $525K for a 1000 sq feet in a full service building with 2.5 bedrooms seems awfully cheap. There are other units in the building that are half the size going for the same price and similar size condos up the block going for 300k more. Any thoughts on this?
There are a lot of bad/busy/loud intersections along Atlantic but this may be one of the worst!
