The Retreat is the name of a lovely old building at 392 3rd Street in Park Slope that was converted into condos back in 2009. The track record is a little murky but it looks like at least a few of the eight units have sold already. One that hasn’t is Unit #6, a 1,500-square-foot three-bedroom pad. Other than a bathroom that, while quite luxurious, is a little on the trendy side for us, the apartment has a lot of original detail and appears to have been renovated quite nicely. Another selling point: Common charges are only $248. On the flip side, the asking price is $1,495,000, which comes out to about $1,000 a foot.

  1. the maintenance is low because you get no services, not even an elevator. There are real estate taxes too. A coop’s maintenance always includes the taxes, but condos do not.
    The renovation is nice, and the central air conditioning is great.
    The layout is that of a railroad tenement. All the center rooms look out onto a narrow air shaft. It’s not terrible like the one we saw yesterday, but I do not consider it luxury housing.
