It’s hard to believe there was a time when it was a stretch for an apartment at 189 Schermerhorn (aka be@schermerhorn) to fetch $500 a square foot, especially when you consider the asking price of $540,000 for this new 510-square-foot listing. While it’s not a lot of square footage, it is still a real one-bedroom, and one on a high floor, with lots of windows and views, as well as modern finishes. It’ll be interesting to see if they can break the $1,000-a-square-foot mark in this building.

  1. This is an interesting case where maybe making it an alcove studio would help it feel larger. And $1000/ft and no in-unit W/D? Damn. I think this is more a 450-475K type of property – even in this current boom market.
