This condo on Wyckoff between Bond and Nevins isn’t our style but we suspect that the combination of location (Boerum Hill), size (1,100 square feet) and price ($749,000) will end up making sense for a small family who wants the convenient location and access to a decent public school. As for the design, the interior is lacking in charm (it really has no personality at all) but the open layout is a plus as is the deck that appears to have great views. What kind of building is this apartment in?

  1. I think Brownstoner’s referring to the construction (esp. flooring and walls), not the furnishings. I don’t think it’s going out on a limb to say that the kitchen’s rather… dull?

  2. I grew up in 211 Wyckoff Street and I can say that while it is sandwiched between two projects it was a wonderful block to grow up on and even during the wild 80’s it was a pretty quiet block.

  3. I looked at either this same apartment or its copy on the other side of the building about 18 months or 2 years ago. The building itself is rather plain looking but not Fedderifically so.

    But for the lack of an elevator, I thought it was priced right at about $450K or so then. I am not sure if it’s worth 300,000 more now or not. Moreover, location is not bad, but not great — it is four short blocks to Atlantic Avenue, and three long blocks to either Smith Street or to Fifth Avenue for any amenity beyond the local bodegas. (I don’t count the C Town on Bond Street as an amenity.)

Regardless of the fact that the block is sandwiched between Wyckoff Gardens and Gowanus projects, it’s a sweet block populated by 17 to 18 foot wide 3-story browntones that average 2100 square feet. One recent sale on this block was 211 Wyckoff Street (973,500, according to Zillow, for 1772 SF) for 549 PSF. Which means the pricing on the condo is only about $14 PSF over. Projects aside, this is a very convenient location in terms of amenities and transportation.
