322 Hicks Street hasn’t won a lot of fans for its exterior design, but this FSBO listing on the Brownstoner Marketplace reveals that the inside is actually quite nice in a non-historic way. In particular, the wall of windows in the living/dining area combined with the terrace creates a very nice open feeling. The three-bedroom also has a very low common charge of $761 a month, something that should help justify the $1,699,000 asking price (over $1,000 a foot). Thoughts?

In person the building does a nice job of being contemporary without interfering with the feel of the surrounding buildings — perhaps because it’s a short block without a lot of old historic buildings to begin with.

Yes, I wish the Marketplace had floor plans, especially when it’s the only listing like this one. Is that a tricky thing to add? IF you do, for limited people like me, please please have it open in a separate pop up so that I can see photo and the floor plan at once? OK? Thanks.
(dandelion, square footage is there — 1600, so it’s a pretty typical per foot Brooklyn Heights price. Plus, very low maintenance for BH.)
It’s a $1.6 million apt and it’s still got that cheesy over head builder square light.
Recent re-sale make this price a possibility.
Without a floorplan or square footage, it’s impossible to judge. Nice windows, lousy view. The owners should have at least taken photographs on a sunny day.
Plus it’s elevator bldg right – ie easier to stumble up to the unit
Biff, you’re forgetting the number one selling point, which was omitted from the listing: Montero’s proximity. Stumbling distance even!
Hicks and State Street is “prime Brooklyn Heights location”??? That statement would make even a Corcoran broker blush.
Other than that, decent enough place that’s only overpriced by a few hundred thousand dollars.
