Condo of the Day: 545 Washington Avenue, #203
Three bedrooms in Clinton Hill for $675,000 doesn’t sound so bad to us, even if it is a former zombie condo. I checked out this place a couple of weeks ago with a friend who’s in the market for a one-bedroom (all one-bedroom units are in the rear of the building). It was his second visit there and he was ready to make an offer…until I spotted the chicken and the rooster in one of the neighbor’s backyards across the way.
If I lived here I would spend all my time going back and forth between Hot Bird and Joloff. This may actually have something to do with why I don’t have the $675,000.
Nice layout and finishes. That said, $500/sq. ft. and $800/mo. in Clinton Hill just doesn’t make sense to me, but what do I know.
There is no doorman, it’s a virtual doorman system or it was when I went to see it a while back. Parking is extra as per usual — a spot is 25K. The monthly costs were really high IMO, which is why I ultimately decided against this. The listing for 410 on Streeteasy says the monthly is $681, the agent told me over a year ago that that was a mistake, the monthly is closer to $800. That’s just too much every month.
This is right by Atlantic Avenue and in a relative dead zone for shops, restaurants, and general attractiveness (the ugliest part of Prospect Heights is across the street). This is one area that AY could actually make better. HOA’s are high, but I guess it’s a high service building. That said, nice finishes and 3BR is 3BR.
Wow this building is STILL not completely sold? That’s bad as we looked at this place maybe 2-3 years ago.
If the fit and finish is indeed nice (nearly impossible to tel from photos) then that’s a very good price for a 3BR w/ parking, doorman, gym, etc. and the location is pretty good, an easy stroll into Ft. Greene or Prospect Heights.
