It’s been a while since we mentioned BellTel Lofts, the art deco condo conversion in Downtown Brooklyn that’s been on the market for three years or so by this point. This particular one-bedroom, two-bathroom unit (there’s a window-less home office space that’s big enough for a baby room though) is a particularly nice one: it’s high up, on the corner with lots of windows and pretty generous proportions. According to StreetEasy, this place has been on a pricing roller coaster ride, starting at $1,060,000 in 2008, jumping to $1,127,500 in 2009 before landing at $854,050 last week; common charges are only $608. Tempting?

  1. I’ve seen units there at least twice. I agree with all that has been said thus far. The biggest obstacle for this building is the stupid pricing throughout. There are big issues with the building – price it right and you might break even – otherwise, enjoy the bankruptcy. A comparable apartment in Williamsburg or Greenpoint, (actually a nicer apartment with good light and a much nicer neighborhood) is nearly $300,000 less.

  2. The only caveat I’d offer to the size of the two bathrooms is that the washer/dryer closet is included in one. Otherwise, the total size is approximately what one would expect out of two bathrooms.

    Still, $850K for a 1br plus den is stupid.

  3. I toured some of the models a few weeks ago for the third time, this time taking a couple friends along for extra eyes.
    While some of the spaces do initially hit you with a “wow” factor, upon closer inspection, we really noticed a lot of shoddy or at least inexpensive work.
    The kitchen cabinetry appears to be veneer. Granite countertops with chips and oddly placed seams. Some of the heating/cooling units made noise resembling a jet engine. Odd layout decisions (which I realize are often dictated by the existing footprint of the building).
    Tempting? No, not at that price.

  4. Given all the complaints about this building–unit layouts, poor construction, the sponsor–BellTel is always going to be the red-headed step-child of the downtown mid-rises. That’s too bad for the people who bought at the peak but might create an opportunity for future buyers if the sponsor ever gets real. In the meantime, I’m with Maly: ZZzzzzz.

  5. Tha apartment should have been reversed, with the home occupancy the kitchen and put the bathroom on the other side thus giving the living dining space more. The bedroom on the right side with one bathroom then the space could work. home occupancy is just a stupid fance name for saying :room with no window”, that cant by law be called bedroom.
