The Mill Building at 85 North 3rd Street and the Smith-Gray Building at 138 Broadway are probably our two favorite conversions in Williamsburg. Today’s Condo of the Day hails from the latter. It’s a sixth-floor corner loft with 1,800 square feet of space and three bedrooms. The kitchen is nicely done and we’re a sucker for those wood beamed ceilings. The asking price is $1,395,000 and the monthly charges come to $1,034. Think they’ll get their price?

    meh – the southside has better access to the M – which goes directly to midtown and has far better retail and amenities. and you actually feel like you’re in brooklyn, sorta.

  2. there’s cast iron buildings all over williamsburg.

    i think the drawback to this building is lack of private outdoor space otherwise, it’s very nice, and the loud thing may be something you just have to check out yourself. The trains can be loudish. Anyway, with outdoor space being pretty common in new condos, you have to be OK going without it. I would not live somewhere without outdoor space, that’s priority one for me.

    i love broadway here (+ S.6th) – great looking shops and restaurants, and lots of great eating, but clearly the northside of WB will have great re-sale value and is more convenient because you can access east WB, Greenpoint, and the southside from the Northside all within 15-20 minute walks plus the main parts of the Bedford and Grand Aves.
