There aren’t a lot of condo conversions (as opposed to new-builds) on the market in Williamsburg right now, and this one, with exposed brick, big windows and a tastefully done kitchen has a nice feel to it. The three-bedroom, 1,291-square-foot pad is also spread out over two floors and has a good-sized private terrace as well. You like?

I agree with the comments about the construction. I had a look when apt & lofts first started marketing this place like 2 (?) years ago. I thought it had potential because most of the available condos in the hood were in ugly new builds rather than rehabs. the work at this place looked like it had been done by the kids who were partying there all night this fall.
This is a seriously shady building, in terms of how it’s been renovated and marketed—would not touch it with a ten foot pole. Not only was it ground zero for what DH said, the people marketing it were like used car salesmen. They said three months ago that they’d get their COO in a couple of weeks (anything day now!); the workmanship was really shoddy- warped floor boards, countertops that didn’t touch the base cabinets below and awkwardly placed appliances (like a range that is clearly made to be placed against a wall, put in the island workspace); and the elevator kept getting stuck on the top floor. Also, it’s had a number of stop-work orders filed against it. Buyer beware.

I saw that place and frankly, it was pretty lame. The finishes are nice enough (very standard), but the living room was miniscule. The stairs also affect the amount of usable space down there. It would work if you blew out the wall to the downstairs bedroom (which should never have been a bedroom) to enlarge the room, but otherwise “eh”. This should never have been listed as a 3BR.
But people is stoopid.
Why list a COTD which already has an accepted offer?
It looks lovely, except the layout upstairs is a bit weird – to allow for 2 bedrooms, one doesn’t have bathroom access on the same floor? Wouldn’t it be better to have the upstairs bathroom over the kitchen, and create a semi-public access to the terrace from the stairs?
Quibbles, because it seems priced in line with recent comps, the finishes look nice, and the monthly charges are reasonable.
It’s pretty…. but $4,800 a month, man o’ man. The website says “offered accepted” so I guess someone thinks that’s affordable.
hah – this is the building where someone throws all night weekend dance parties in all the units and leaves the bathrooms soaked with urine – then the broker blames it on the contractors.
