We’re already on record saying that we like the look and feel of the condo units at 110 Livingston Street in Downtown Brooklyn. And based upon the fact that a two-bedroom there recently sold for above asking price, we’d say we’re not alone. Today’s COTD, however, may not fare quite as well. Not because it’s any less attractive, but because the asking price of $1,295,000 seems aggressive for a 1,450-square-foot pad. After all, that almost $900 a foot when the two-bedroom referenced above barely cleared $700.

  1. How much do you think that cabana adds to the place? 100k? Any idea? I don’t think I’d pay that much for one but I know on resale they’re a huge deal. Back in the day, cabanas in Dumbo sold for over 300k. That seemed ridiculous even then.

  2. The 16th floor 3BR that sold a couple months ago for just under $1.25 was listed as being a little bigger and obviously had better views, so I don’t see how anyone could expect this to come in at the same price. Unless that roof access is really, really nice.

  3. Lived in a 2BR that was 1000 sq ft – one bedroom was decently sized, the other could hold a couch and a smallish writing desk (ie office/guest room). 3BR in 1500 sq ft? Who needs two offices?

    Though that deck is NICE! I’d sleep there.

  4. Yeah, what’s the deal with the awful write-up by the realtor? And the photos? 2 of the 5 are repeats, and not a single shot of 1 of the bedrooms, or even a hallway! Come on!
