Remember the Simone? The luxury condo development at 35 McDonald Avenue in Windsor Terrace overlooking Greenwood Cemetery went up in the salad days of 2006 and proceeded to sell out over the next year. Apartment 4C, which was initially listed by the developer in 2007 at $475,000 but ended up selling for $481,650, has just gone back on the market for, lo and behold, $475,000. This should be a nice test of where the new condo market in this area has gone.

  1. It looks to me like the owner added the sliding doors later to make an office area – probably was someone who worked at home a lot because the space looks too narrow to be a bedroom.

    Also, it looks like a single bed in the photo of the bedroom so I am guessing that room is pretty small, too. This must be why the floor plan has no dimensions on it despite this being a new building. I think its stupid when brokers do that because I just think it means that the apartment is very small.

    As for the combo kitchen/LR/DR – I don’t mind them if there is some separation, like a counter between. I am not a fan of the kitchen along one wall style shown here.

  2. This floor plan is horrible.
    I wish for once these idiotic architects can give people a real seperate kitchen, and not this freaking Kitchen, Living Room combo. In reality they all look like giant kitchens with no Living Room.

    I cant see how people spend this exorberant amount of money to live in 2 rooms, because thats what they are.

    What ever happened to the 3 room apartments that you rented back in the day??? You know, a Bedroom, Kitchen, Living Room, foyer, bathroom…..

  3. Don’t understand why you want 2 bathrooms in a 1-bedroom apartment. I think they could have laid out that amount of floor area much better.

    I kind of like that area, and I’m disappointed to see how wack these apartments are.

  4. There are some ignorant people who post on here. Haters I guess. I’m not into the modern building per se, I like classical. But that’s not IKEA. That end table is a camber block (1k alone) and that sofa is DWR or bo concept. Both chairs appear to be herman miller. You guys should get educated before you run your mouth, but I guess his is the brownstoner.

  5. could someone on here , maybe Montrose, give us an explanation of ‘Manhattan-Style’? I kinda recognize art deco, mission, victorian, etc but have no idea about Manhattan-style. When did it appear and when was its heyday?

    but for $475K maybe not that bad considering you can prob get it for $450K – only issue I would have is the nabe – it’s pretty dead over there
