This two-bedroom condo at The Greene House at 383 Carlton Avenue in Fort Greene has had a rough ride. It started out back in 2005 with an asking price of $846,000. After stops at $775,000 in 2007 and $719,000 in 2008, the 837-square-foot pad stayed on the sidelines for all of 2009, only to emerge yesterday with a price tag of $599,000. Set Speed, which noticed the relisting, calls the new price of $599,000 “unbelievable” and asks “Won’t someone buy this unit?” Given that it comes with an 800-square-foot terrace, we have to admit that the price is starting to look tempting.

    Ha, stoep2conquer, that’s funny. I always think the same thing when I read “custom kitchen.”

    The kitchen, eh, I don’t know. But the bathrooms — absolutely ridiculous. So, saying 4 rooms is iffy; 6 is just . . . I don’t get it, honestly. Doesn’t that just piss people off? When I see six rooms in a listing, I think of a three-bedroom place with a living room, dining room and a kitchen.

    For me, the place might be pretty great IF it were turned into a one-bedroom one bath (use the “master bath” space for a real walk-in closet/storage and take out the other closet) with a proper living/dining area. Then again, with at least the bathroom picture clearly not being from this apt., not sure what’s really going on.

  2. Like others, saw this apt way back on ’05. Very small. Possibly 700 sq. ft maybe. The terrace is huge but the rest of the apt. is eh. Kitchen isn’t much bigger than that of a studio apt. the LDK area can’t even handle a dining room table. The bathrooms (both) have no window. The maintenace is only gonna go up as this building has a lot (I mean a lot) of foreclosures and more to come. Stay away from this one. Better deals in this price range abound.

I visited apts in this building in 08 and yes, i second what others have said, all the rooms are tiny somehow. i visited a 2 br sans terrace and i think i didn’t visit this particular one because it was outside of my price range and i’d seen enough. also, in my memory, the kitchen finishes (assume this one apt. has the exact same) were pretty blah and on the side of cheap.

  4. I saw this place in the fall of 2008T and it’s miniscule!! I would say it’s 700 sq feet on a good day, hence the lack of dimensions on the floorplan. The outdoor space is great (facing south) but they need to knock out the second bedroom and enlarge the main bedroom and living area to make the proportions reasonable. If they market it as a 1 bed i could see someone going for it but the high maintenance is going to be an issue regardless…

  5. Here is the problem with these new condos with tax abatements: by the time you are ready to sell, the tax bill will be consequent. With this unit, you may look at monthly carrying charges around $2,000 in 7 or 8 years, never mind the mortgage. And it’s tiny! With the dreaded DLK clocking in at 14x20ft max.

    It’s fool’s gold- hopefully nobody gets taken.

  6. That floor plan is half-assed at best. no dims, no demarcation of windows, no sense of scale unless you assume the doors are 36″ wide.

    I took a look at a blog that must have been begun by the marketing team, judging from the hasty writing and generally euphoric tone of the first post.

    But a few posts later, you see that the range in what was advertised as a chef’s kitchen was estimated at 24″ wide. There was not a walk-in closet to be had in the one-bedroom range, according to another poster.

    Oh, and all the posters had the same login name. Maybe I am ignorant, but that seems odd.

    The location is nice, the terrace is nice, but keep in mind you have 7 or 8 stories of potential smokers (not to mention their guests should a party be held)after whom you will get to clean up. And who wants cigarette holes burned into their sunbrellas, anyway?

    The photos are clearly not of the actual apartment. There are no windows in either bathroom. If you look at google maps, this unit is unique in the building, and sandwiched between two other units.

    Lastly, the broker’s listing amenities such as a custom kitchen (did i design it?) and counting the bathrooms AND the open kitchen as separate room in the 6 room tally just pisses me off. I can see why its not sold, and I won’t be buying here.

  7. I believe that I looked at this apartment when it was for rent last November (or at least one exactly like in the same building). The terrace was sweet, and the location was nice, but the apartment itself was way too small for my taste.
