This two-bedroom condo at 689 Myrtle Avenue is slightly unorthodox but, at 1,644 square feet, it’s also pretty darn big for the asking price of $575,000. Still, it’s kinda in the middle of nowhere and the finishes are pretty blah so it’s hard to say. When the building went condo in 2003 this unit went for $396,000, so the seller has a little breathing room to work with. What do you think it’s worth?

  1. Why does this count as the middle of nowhere? It’s close to the train which admittedly is the G but that’s a quicker commute to Manhattan than living in Park Slope. And it’s a short walk to the business district of Myrtle Ave which is full of restaurants. And a short bike ride to the East Village. So how is this nowhere?

  2. gingerly, agreed – also to a previous post, it would be somewhat insane to walk to the A/C once you’re down there. that would take you nearly 30 minutes or more just to walk to the train. it would be wiser to walk 7 mins to the G and transfer to the A/C at Hoyt-Sch.

    i’m smack in the middle of flushing ave and myrtle-willoughby G train stops. the walk from my apartment to these stations is usually pleasant. though i will admit that it’s not as kush as having a train right around the corner. though i bike just about everywhere [to + from work, when i go out, to the grocery store, etc], so again – i dont mind the location [in terms of the proximity to the subway]. and the value of my apartment is 10x higher than other places i looked at in prospect heights at my price range.

  3. I won’t argue with the negative comments about aesthetics or the asking price, but if you’re going to insult the location based on the distance to the train, at least check a map. The G doesn’t even stop at DeKalb. This condo is in between the Bedford-Nostrand and Myrtle-Willoughby G stops, and each is about five blocks away. If that’s a hike to you, I’m concerned for your health.

    If you’re a hike from any train and the train on your hike doesn’t leave the counties regal, you need to be getting a deal. $575K is not that deal.

  5. sorry….my defination of the middle of nowhere is determined by proximity to public transportation. It is in Bed Sty border Williamburg, and you would have a hike over to the G Train on DeKalb (think winter, think ice rain, dark) or a real hike to the A/C. It is the middle of nowhere in a building uglier than original sin for over a half a million dollars.

  6. i live on this block and i take offense to the ‘middle of nowhere’ – but alas, i suppose it is a bit off the beaten path and mainstream radar, which i welcome and why i suppose i live in this neighborhood. i’ve walked by this property a couple hundred times and i’ve wondered what the units went for. now i know and 575K is way, way too much.
