We got an email from a reader who’s been digging this loft–and watching its price trend downwards. “I first saw it listed at 689k and now it’s down to 599k,” he writes. “Has anyone seen this place? Why hasn’t anyone purchased it yet?” Good question. It’s a Peg’s Pick over on the A&H website based upon its 11-foot ceilings and wall of windows. There was an open house this weekend. Did anyone go?

  1. I saw this space a while back. It’s very nice, seems like a good building, the space is very nice. Great light, beautiful details, nice bath & kitchen, W&D, and a huge closet as well. The problem? 1st: location. It’s not in a noisy part of Greenwood Hieghts, but it’s… Greenwood hieghts. (Not Park Slope, on the wrong side of Prospect Expwy) 2: No bedroom. yes, it’s a huge space, and you could “build” a room, but the space doesn’t give you a clear location. I saw it at 689K, and it was def. overpriced, given location and no bedroom. 599K is much better, but you can probably get it for less.

  2. Property Shark says it’s a condo, all of the units in the building are over 1000 sqft, (with some at 1200, and one at 2000+, although it’s probably a duplex with below grade recreational space).

    It’s on 17th Street in the South Slope. 17th is noisy between 4th and 5th Avenues where the on ramp to the Prospect Expressway is, but it quiets down noticeably by the time you got to the stretch between 5th and 6th where this place is located.
