Though the listing for this Greenpoint doesn’t provide an address or an exterior photo, we’re guessing that it’s located around Franklin and Greenpoint Avenue. The interior is plain, plain, plain but certainly not offensive or blatantly shoddy. It’ll be interesting to see whether this 900-square-foot two bedroom will find any takers at $498,000. We suppose it’s possible.

  1. I looked at this in the March of this year and it was priced at $549,000, which I thought utterly outrageous for the space. The building is an 8-10 story pre-war co-op on the corner of Noble and Lorimer Streets. Slightly shabby, but some nice details. Maybe if this place had views it would be worth close to this price, but you look at the other side of the building and a sliver of the nice brownstones on Lorimer St. Oh and don’t try walkin’ to the Bedford L from here. Man.

  2. Umm…
It says co-op not condo, so 498K is pricey.
    A brownstone with an elevator?
90 sqft does not make a bedroom.
A lot of the 900 is wasted. I wonder if you could knock out the central wall between bathroom and living room?

  3. Since it got a window, they can call it a bedroom.
But a door swinging into a room that is not even 10′ x 10′ would make it really cramped if you put a 5′ x 6 1/2′ bed in in that room.
Buyer would probably have to go with a loft bed, trundle bed, or the dreaded futon, if they wanted an adult to sleep in there, and still be able to swing a cat.
