Renovated One-Bedroom in Windsor Terrace With Built-ins Asks $635K
The renovation added extra storage as well as updated the kitchen and bathroom.

A renovation gave this Windsor Terrace one-bedroom apartment some updated finishes, while its original 1940s layout offers spacious rooms and a fair amount of closet space. It is on the first floor of 140 East 2nd Street, a brick building near the Fort Hamilton entrance of historic Green-Wood Cemetery.
Originally dubbed Hamilton House, Martyn N. Weinstein designed the 114-unit building with some Colonial Revival touches, including a columned portico and arched doorway at the main entrance. A building brochure boasted it had “every feature for the home-maker’s comfort” including cross ventilation, wallpapered dinettes, and built-in clothes hampers. Completed in 1941, ads that year show rents ranging from $47.50 a month for 2.5 rooms to $72.50 a month for four rooms.
Original floor plans reveal that not much has changed with the layout of this unit other than the removal of the dining alcove in favor of an expanded kitchen. A central foyer provides access to the living room on one side and the bedroom on the other.
The apartment last sold in 2022. An old listing shows that work after the sale included updates to the kitchen and bath as well as new storage.
Some of that storage is in the living room where there is now a wall of built-in bookshelves. A mural wallpaper of fruit trees was added to one wall while the rest of the walls and trim are painted white. The floor plan shows that the room also boasts a corner window and enough space for a sitting and dining setup.
The original dining alcove had already been eliminated before the last sale and the recent reno took advantage of the space to increase the cabinets and amenities. The windowed space now has blue base cabinets, white subway tiles, and a dishwasher.
While the bedroom still has its original small closet there is now a wall of built-in storage.
A sleek glass enclosed shower took the place of the original tub in the bathroom. There’s also a wood vanity and herringbone tile floors.
Amenities in the building include laundry, a live-in super, a playroom, and music room. Maintenance for this unit is $807 a month. The listing notes that cable and internet are billed monthly at an additional $59.99. There is also a monthly assessment of $47 through October 2027.
The unit sold in 2022, pre-renovation, for $270,000. Corcoran’s Amy Martinez-Miller has the current listing, and it is priced at $635,000. What do you think?

I remember this before the renovations. Renovations & improvements are wonderful. Very nice work indeed. Anywho… Believe everything is too pricey IMHO. And the chairs on the grass…??? Believe will be offered under Asking. All the best.
