On the top floor of a 1920s Finnish co-operative in Sunset Park, this modest one-bedroom needs work to restore its floors but has potential with original moldings, high ceilings, big windows, and a sizable outdoor space with loggia.

Facing the neighborhood’s eponymous park but outside the historic district, the four-story, 33-unit building at 673 41st Street was built as nonprofit affordable housing by the Riverview Homes Association and opened in 1924, according to the certificate of occupancy. Known as Riverview Homes, it was designed by architect Eric O. Holmgren, states an historic plaque on the structure.

Made of yellow brick with contrasting rust-colored brick details, the walkup has an eye-catching entrance with a pediment and columns, topped by a trio of loggias, one per floor. The u-shaped structure is situated on a corner and wraps around a courtyard, allowing for light and ventilation in the units.

This apartment has windows on three exposures and access to the uppermost loggia, shared with one other unit. Before penicillin to treat tuberculosis and the widespread use of air conditioning, the terrace might have been useful as a sleeping porch. Two columns frame a view of the park across the street, and there is space for container gardening and lounging.

Inside, the unit’s combination living room and dining room has low paneling typical of its era, and windows with original surrounds on two exposures. The parquet floor has seen better days; perhaps it can be refinished or replaced.

The windowed kitchen is basic but serviceable, although in need of a stove, with white cupboards and no dishwasher. There appears to be room for the latter, though, as well as storage on the opposite wall.

In the bedroom are two windows on two exposures, one of which leads to the loggia. The bathroom retains original creamy subway tile on the walls with recesses for soap and accessories, a built-in mirrored medicine cabinet, and a deep porcelain tub. The basketweave tile floor likely dates from the mid 20th century, and the recent vanity might have replaced a wall-hung or pedestal sink.

The apartment has three closets, including a walk-in one with shelving. There is also free storage in the building and shared laundry. The co-op is self managed, according to the listing, and monthly maintenance for this unit is low at $653.
