Prospect Park South One-Bedroom With Arches, Breakfast Nook Asks $575K

This top-floor Prospect Park South apartment offers some treetop views, a practical layout, and room for a new owner to make a few upgrades. Original 1930s details bring charm, including arched doorways, wood floors, a large foyer with a niche, and a kitchen with a dining nook. The apartment is at the eastern edge of the neighborhood, and just outside the historic district, at 1701 Albemarle Road.
The six-story brick building was dubbed Berkley Square when it was completed in 1938. The Tudor Revival-inspired exterior — with mock battlements, brick arches, and ghosts of half timbering in the peaked gables — was designed by the Flatbush-based firm of Cohn Brothers. They specialized in apartment buildings, and Flatbush is filled with examples of their work across a range of styles. An early brochure for Berkley Square promised prospective tenants the new building was planned “for ideal living conditions unlike the usual city apartments” with cross ventilation, dining alcoves, colored tile and fixtures in the bathrooms, and 24-hour service.
There isn’t a floor plan in the listing, but from the photos it seems to adhere to the original layout shown in the brochure. Rooms radiate off the foyer, with arched doorways opening to the living room and a hallway leading to the bedroom and bath. The kitchen is located near the entrance. The original floor plan shows five closets in the unit.
Walls and trim are white throughout the apartment and there are wood floors in the foyer, living room, and bedroom.
The living room is large enough to fit in a dining and seating area, but there is also the windowed dining nook in the kitchen. The latter hasn’t had a recent upgrade, but it has plenty of wood cabinetry. There’s no mention of a dishwasher.
Going by the original floor plan, the bedroom has windows on two exposures. The listing suggests the possibility of dividing the large space into two smaller bedrooms. As is, it is large enough for a king-sized bed and has two closets.
The bathroom got a remodel with oversized white subway tile on the walls, a pedestal sink, and chrome fixtures. The built-in shower remains, with a new glass door, and the listing notes that a washer and dryer could be inserted into the shower, with board approval.
Amenities in the building include shared outdoor space, updated elevators, a full-time porter, and a live-in super. There is a potential waitlist for storage in the building, and an extra fee. The building has parking for $125 a month, but there is a waitlist.
Monthly maintenance for this unit is a modest $525. Records show the co-op shareholders own several apartments, providing some additional rental income. Previous listings for units in the building note this income offsets the maintenance costs and that the building also has no underlying mortgage.
