For those who have spent this winter dreaming of days they can lounge outside in warmer weather, this Prospect Heights co-op with its large private terrace might hold some appeal. Other perks in the renovated one-bedroom unit include in-unit laundry and air conditioning. On the top floor of the brownstone at 189 Park Place, there is also a hint of the history with a marble mantel.

In the Prospect Heights Historic District, the Anglo-Italianate style brownstone is one of a row of four that the designation report speculates were constructed before 1869. That dating aligns with the style of the houses as well as a map of 1869 which seems to show the row already in place.

This unit is one of four in the self-managed brownstone. While it isn’t huge, it includes some practical built-in storage and a bonus office space.

An open plan living room and kitchen is at the rear of the unit and has access to the terrace. In the living room, there are modern built-in bookcases on either side of the marble mantel. The listing shows a small table and chairs, but there is also space on the large terrace for dining as well as a barbeque and planters.

A peninsula separates the living room and kitchen. It is a petite cooking space with a fair amount of cabinetry, updated appliances, and stool seating for indoor dining.

The bonus office space, with a built-in desk, storage, and walk-in closet, are off the bedroom. The bedroom itself has a ceiling fan, a view to rowhouses across the street, and enough room for a queen bed.

Laundry is in the full bathroom with full-sized machines, according to the listing. The bathroom has a walk-in shower rather than a tub. There is storage in the large wood vanity. The walls and floor are adorned with black and white tile.

The listing notes that it is a pet-friendly building with a “hands-on” approach to building maintenance. Maintenance for this unit is $863 per month.
