It is a climb up to the fourth floor of an 1890s flats building, but this Park Slope co-op has two bedrooms, two baths, and modern finishes. It also boasts private access to the roof, and a windowed and skylit space leading out to it. It is one of four units in the four-story brick and brownstone building at 445 1st Street.

The building was designed by architect Albert E. White and plans filed in 1890 show he was also the owner of the property. White designed houses and flats buildings in Park Slope, Crown Heights, and beyond from the 1890s to the early 20th century. Trees now make it a bit harder to see his design, but the circa 1940 tax photo provides a clearer view of the brownstone parlor level, bands of brownstone above, and the elaborate cornice. Flats in the building were advertised for rent in 1895 as having “moderate rents.

A 1902 i-card includes a sketch of one of the units, showing the space divided up into a parlor, dining room, three bedrooms, kitchen, and bath. The modernized floor plan in this apartment has an open plan kitchen and living room at one end, and two bedrooms and two baths at the other. There are three exposures, high ceilings, white walls and trim, wood floors, and mini-split cooling.

The combined living room and office share three windows overlooking the street. The spiral staircase is tucked into one end of the living room and incorporates attractive built-in storage and shelving all the way up to the petite bulkhead above, which is windowed and skylit. The floor plan labels it a “reading nook,” although the chair pictured in the space appears to partially block the passage to the door.

Skylights also light the kitchen, which has abundant minimalist white cabinets, countertops, and appliances, including a dishwasher. A backsplash of gray tile laid horizontally extends to cover a niche and a wall not filled with cabinetry.

The largest of the two bedrooms could fit a king-sized bed and has two windows. It also has an en suite bath with a walk-in shower and a sleek wood vanity.

On the narrower side, the second bedroom is shown in the listing photo set up as a nursery and the floor plan shows it doesn’t have a closet.

Laundry is in the second bath which has a bit of pattern with a graphic black, gray, and white tile. There are a total of two closets in the unit, one in the primary bedroom and one in the kitchen, plus private storage in the basement.

While the roof is private, it hasn’t been spruced up with a deck or railings. The listing notes that any upgrades would require board approval.

It is a self-managed building and all units are owner occupied, according to the listing. Maintenance for this apartment is $1,266 a month.

Kirsten Syrett of Compass has the listing, and the unit is priced at $1.4 million. Worth the ask?
