In estate condition, this Park Slope unit might need a bit of TLC, but it has a generously sized layout, plenty of closet space, and a few period details. The one-bedroom apartment at 140 8th Avenue has wood floors, a foyer, and a dining nook. There is also the potential to tweak and divide the roomy layout to create a second bedroom.

In the Park Slope Historic District, architect Martyn N. Weinstein designed the orange brick building with limestone trim, multi-paned black steel casement windows, and an Art Deco entrance. In addition to its exterior Deco style, the 1936 building boasts two lobbies with their terrazzo floors and murals intact.

A small vestibule with three closets opens into the foyer. It still has an original built-in niche and arched doorway opening to the living room.

There are two exposures in the living room, making it possible to create a second bedroom and not have a total lack of light and air in a smaller living room. As is, the spacious room offers plenty of options for arranging seating and dining areas.

A short hall leads to the dining nook and the windowed kitchen. The dining nook has a wood floor while the kitchen area has a tile floor. There are white cabinets and the floor plan shows the appliances include a dishwasher.

In the bedroom there is room enough for a king-sized bed. There are wood floors, picture rails, and a corner window.

It appears the bathroom retains most of its original details, at least from what is shown in the listing photo. There is a pedestal sink with what looks like period hardware, a tub, and white wall tile with black border tile and accessories. The mosaic tile floor has a bit of color with a glimpse of peach and burgundy. It isn’t shown in the photo, but the room also has a built-in shower.

Amenities in the building include a live-in super, playroom, laundry, bike room, storage space, and two courtyard gardens. The maintenance for this unit is $2,193 a month and the listing notes that there is an assessment of $88.67 a month. The listing says this estate condition unit is being sold “as is.”

Sonia Brown of Corcoran has the listing and this unit is priced at $875,000. What do you think?
