Midwood One-Bedroom With Sunken Living Room, Wood Floors Asks $275K
This generously sized one-bedroom has a practical layout and some period features.

This one-bedroom could use some TLC, but it has some period features, like arched doorways and a sunken living room, and is listed at under $300,000. On the second floor of 901 Avenue H in Midwood, it is also generously sized with a practical layout.
Known as The Colonial when it first opened for renters, the red brick building was designed by the busy firm of Kavy & Kavovitt, architects of hundreds of apartment buildings in Brooklyn and Queens in the 1930s and 1940s. Plans for this six-story Midwood building were filed in 1938. An early brochure for the building boasted units including spacious foyers, bathrooms with colored tile, built-ins, and “more closets than rooms.”
Based on that brochure, this unit appears to have largely retained its original layout with that promised closet space. A short entry hall opens to a large foyer with an original niche with shelves. From the foyer there is access to the kitchen, the living room, and a hallway leading to more closet space and the full bath and bedroom. There are wood floors and white walls and trim throughout.
An arched doorway leads to the large sunken living room. The steps still have their Art Deco curved railings.
The kitchen hasn’t gotten a recent update, so there is room for improvement. There are laminate cabinets with wood trim, faux wood laminate counters, and black appliances.
The bedroom has the bonus of two exposures for some cross-ventilation. Two sets of mirrored doors open to the closet space and there is also storage above.
In the bathroom the bright blue wall tile is original along with the tub and built-in laundry hamper. A later renovation added new floor tile, a vanity, and medicine cabinet.
Amenities in the building include a live-in super, laundry, and bike storage. There are also storage cages, although the listing doesn’t mention if there is a waiting list or additional fee. Maintenance for this unit is $690 a month. The listing does note that a J-51 abatement ends this year.
