There aren’t many rich interior details in this postwar one-bedroom, but it has a practical layout, a bonus room, and a private terrace large enough for outdoor dining. It is on the second floor of 400 East 17th Street in Flatbush, less than block from Cortelyou Road and Ditmas Park.
Completed in 1963, an early brochure for the building pitched it as a “luxury air conditioned apartment house” with television outlets, double-door refrigerators, picture windows, wall ovens, and Formica counters in every unit.
The original floor plans in the brochure show that this unit’s layout was slightly tweaked at some point. There is still a foyer which opens to the living room, both with parquet floors and white walls. However, the original dining nook, once open to the living room, has been enclosed to create the bonus space. The windowed space doesn’t have a closet, but could work as a nursery, as shown in the listing photos, or an office.
The living room is spacious enough that a clever furniture arrangement could accommodate seating and dining areas. Also not shown on the original floor plans is the door leading to the private terrace. It is expansive with room for seating, dining, and growing plants. It is currently decked out with vegetable planters, string lights, and a composter tucked into a corner.
In the galley kitchen are wood cabinets and stainless steel appliances, including a dishwasher. A pass-through was cut into the living room, bringing some light into the cooking space.
The bedroom is large enough to fit a king-sized bed. There is a ceiling fan and walk-in closet, one of three closets in total. Like the living room, there is a through-the-wall air conditioning unit.
Dark green painted walls in the bathroom give a spot of color to the all-white finishes.
The seven story, 81-unit elevator building has a part-time doorman, laundry room, and bike storage. There is a garage, but with a waitlist. An aerial view of the building shows it has solar panels. Maintenance for this unit is $1,007 per month.
This unit last sold in 2016 for $525,000. Erika Sackin and Jan Rosenberg of Douglas Elliman have the current listing and the apartment is priced at $635,000. What do you think?
