While not flashy, this mid 20th century apartment has many charming features of its era and a second bedroom, carved out of a dining nook off the kitchen. It’s located on the second floor of 601 East 19th Street in Flatbush, just outside the historic bounds of Ditmas Park.
Known as the Hampshire Arms, the six-story, 108-unit red-brick elevator building opened in 1942 as a rental with “Early American” details. Designed by architects Seelig & Finkelstein, it has a dramatic Colonial Revival-style entrance with double-height columns that caught the attention of the Brooklyn Eagle. The building went co-op in 2004.
The unit has large arched doorways, shelves in a recessed niche in the foyer, wood floors and intact moldings. A sizable foyer with wainscoting leads to the 20-foot-long living room, which has parquet floors and space for bookshelves as well as dining and lounging.
The kitchen, while basic, appears well kept, with white cabinets, Formica counters and white floor tile. There is a large bottom-freezer fridge, dishwasher and room for a small table.
The primary bedroom’s windows have bars because they open to a fire escape. The unit has good storage space with five closets, although none are in the second bedroom.
One of the apartment’s chicest features is the vintage black and white tile in the bathroom, particularly the checkerboard floor. It also has a late Deco-style tub, separate shower and replacement pedestal sink.
The building has two laundry rooms, storage, bike room and a live-in super. It accepts 90 percent financing, gifting and co-purchasing.
This unit’s monthly maintenance is $914. Listed by Ronit Abraham of Compass, the apartment is asking $550,000. Worth it?
