Co-op of the Day: 2 Montague Terrace, #7A
This new listing at 2 Montague Terrace is pretty much what you picture when you think of a classic prewar co-op in Brooklyn Heights. The three-bedroom pad is made particularly impressive by its extra-large living/dining area that benefits from a corner location and lots and lots of windows. Love it. The three-bedroom pad is made particularly impressive by its extra-large living/dining area that benefits from a corner location and lots and lots of windows. Love it. Maintenance is a somewhat-painful $2,319 and the asking price is $1,695,000. Someone’ll snap this up without too much haggling, we suspect.

sometimes I think that brownstoner is the anti-brooklyn heights blog.
One either has to be totally clueless about pre-war floorplans or a liar to say that this apartment has been “hacked up”.
I see a typical, genteel, pre-war apartment layout.
As the old poster 11217 would have written, there are plenty of apartments, almost as large, in walk-ups, all over remote corners of brownstone brooklyn that are way cheaper.
Hey, it’s where the 1% live.
hate all you want.

Two Montague Terrace and One Pierrepont were “restricted” buildings, up until very recently, and all brokers were made aware if that fact. It has changed a bit with the general population shift in the Heights, but most if the residents in these two buildings attend the same churches, and are members of the same clubs.
The 50% cash down rule guarantees the financial stability of the building and protects owner’s property values by preventing foreclosures.
Most if the older Coops with large apartments in Brroklyn Heights require at least 25% cash down.
Two Montague Terrace and One Pierrepont are Coops that DI not allow pets.
Both buildings require a minimum 50% cash down payment. Other financing options are not permitted.
