We’re a little confused. We’ve all known for a while about The Simone, Windsor Terrace’s first (that we know of) upscale condo development of this building boom. The Bricolage-designed project (and a step up for them, at that) is particularly notable for its impressive views of Green-wood Cemetery. We were a little confused when we went by last weekend to see another development just down the hill on Macdonald Avenue. It appears to be by the same developers (given the joint billboard) but it is being marketed as 11 Terrace Place. Anyone know anything about this one? GMAP

Really not so bad. Especially when you think of what people are shelling out to live on Fourth Avenue in the Slope, when you’re in the same school district. The old 1930s tudor that was there beforehand was definitely more in context with the block, but rundown. I’m a little surprised all these New Yorkers are freaked out by Green-Wood. I take my kids there several times a year to check out the overgrown Victorian plants, the views of the harbor, and the stained glass.
It’s hard for me to believe that anyone could actually think that living across from and having views of Greenwood Cemetery — one of the most beautiful green spaces in all of NYC — could be anything other than a plus. Are actually superstitous about living across from dead people? That’s just…silly. Now I could see not wanting to live on Macdonald Ave…
Of course living next to a cemetery is a positive – you’ve got quiet neighbors!
seriously, I live near Green-Wood cemetery (love the old-fashioned proprietary spelling) and of course it’s great – duh! (Less traffic, less pollution, less carbon dioxide because of the trees, more birds, more wildlife, a beautiful place to walk around, a true noise buffer, great views of the harbor)
Not too many ghouls walking around, either. Green-Wood has their own armed security!
The simone should be a solid buy – this one not so sure about.
Went to the open house last week. We actually went to the open house for the other building but the agent showed us both buildings. Open house was mobbed. The apartments look like they are going to be nice it’s just a little hard for us to have “vision”.
Lets say you’re living dead of means. Wouldn’t you rather live in the Simone than a dank hole in the ground? I live in a co-op overlooking the cemetery on the Fort Hamilton Parkway side and know several of the living dead in my building whom are are all very nice people. The only downside so far are the dragging noises at night in the halls outside our door.
I think that’s unfair, actually. I’ve resided in a number of neighborhoods with a majority living dead population, and found it to be just like everywhere else I’ve been. There were good neighbors and there were bad neighbors.
I think the living dead get a bad rep among the Manhattan crowd because they only ever see them once a year, at the Living Dead Parade (which I admit is pretty raucous). Every other day of the year, if you look past the decaying flesh, they’re just like everyone else.
Green-wood cemetary is a major plus. Although IIRC none of “the Simone’s” marketing material refers to it — I guess they think it’s something prospective buyers need to get used to or see for themselves.
Living next to a cemetary reminds me of Night of the living dead…all you need is one yokel with some “industrial waste” and there goes the neighborhood…RESALE VALUES WILL PLUMMET!
Yes, we think cemetery views are a positive. Have you ever seen Green-wood? It’s gorgeous.
